How do I draft my lease?

The lease form from the Tribunal administrative du logement is mandatory for all types of housing (apartment, condo or house, etc.). Additionally, we provide the forms and fill them out with you.

Does the landlord have to meet the tenant to complete the lease?

The landlord is not required to meet the tenant to complete the lease. The form must be completed first by the landlord. The latter must send a scanned copy to Gestion Immobilière J.P.J. and to the future tenant. Once received, the tenant in turn completes his part and returns a scanned copy to the landlord and to Gestion Immobilière J.P.J.

What personal information can Gestion Immobilière JPJ request from the future tenant?
The following personal information may be requested:
  • Establishing the identity of the future tenant
Gestion Immobilière JPJ may request an identification document with or without a photo which confirms the identity of the future tenant. For example, a driving license, a passport, a health or social insurance card. Gestion Immobilière JPJ will never take a photo, a photocopy or copy the information of these documents.
  • Verifying the behavior of the future tenant
To verify the behavior of the future tenant, it is possible to request the contact details of the previous landlord or janitor of the building the tenant previously occupied. Gestion Immobilière JPJ can also ask the future tenant for a letter of recommendation from their former landlord.
  • Establishing payment habits
With the consent of the future tenant, Gestion Immobilière JPJ can:
  • Carry out a credit check.
  • Ask the current landlord about the payment habits of the future tenant.
In addition, Gestion Immobilière JPJ can request the following documents from the future tenant:
  • Credit verification, provided by the future tenant's financial institution
  • Letter of recommendation from the previous landlord
  • A document which certifies the future tenant is compliant with the payments of a company or organization which provides a service. (Ex: Vidéotron, Hydro-Québec, Énergir, Bell, etc.)
Can I request a visit to my dwelling?

Yes, it is possible to visit the premises but it is mandatory to give 24 hours' notice (verbal or written) to the tenant. The same rule applies to work that must be done in the tenant's home.

How are rents collected?

Rents are collected on the date indicated on the lease either by check or by Interac transfer in the name of Gestion Immobilière JPJ Inc. After the service fees have been collected, the remaining amount is transferred to the client's account. You can always log into your account to find out if the funds have been deposited to your bank account.

What is the procedure to follow when work or repairs are needed to the home?

If there is work or repairs that need to be done to your dwelling, the tenant sends us a message to notify us via our website. As soon as we receive the request, we will contact you to notify you with the quote for the repairs. We cover the costs of the work and charge you when the work is completed.

    When do I pay my rent?

    Rent payment is due on the date agreed in the lease.

    How can I pay my rent?

    It is possible to pay by cheque or by Interac transfer.

    Can I refuse a visit to my accommodation?

    It is the landlord’s right to verify the condition of the dwelling but you must receive a verbal or written notice of at least 24 hours, unless there is an emergency. The same rule applies when there is work/repairs that needs to be done to the dwelling.

    What should I do if repairs are needed to my home?

    If repairs need to be made to the dwelling, as a tenant you must contact us as soon as possible, whether the situation is urgent or not. To contact us, please use the link from the site, Request maintenance, in the “Tenants” section and Gestion Immobilière JPJ will take care of the necessary repairs.

    What happens if I haven't paid my rent for the first time?

    If the tenant has not paid his rent on the agreed date, he is automatically in default and the landlord can make a request to the Tribunal administrative du logement to recover the rent due as well as interest and application costs.

    Can I make changes to the accommodation?

    It is only possible to make changes to the dwelling if it is indicated in your lease that it is possible to do so.

    When can I move into my new home?

    You can take possession of the dwelling on the date agreed on the lease.
